Home Lead Supply vs Modernize: How Many Companies Get the Same Lead

Modernize publishes the answer to the question contractors ask most, and it is on the page the homeowner agrees to, not the page sold to contractors.

Contractors comparing Modernize with an exclusive supplier usually want one number: how many companies are calling the same homeowner. Modernize publishes it, but not on the page sold to contractors. It is on the page the homeowner agrees to.

Short answer: Modernize's own consent page tells the homeowner that clicking the button authorizes up to four home improvement companies to call them. Modernize screens for the homeowner being a real, contactable person with a real project, which its own page describes clearly; that page does not cover whether the homeowner can pay for the work. Home Lead Supply sends each qualified lead to one contractor and lets the contractor set the criteria beyond a base standard. Modernize has national scale across many trades. We do not.

How many companies call the homeowner?

From Modernize's own TCPA consent page, which is the text a homeowner accepts when submitting a request:

"Please be aware that by clicking 'Get Matches', you authorize Home Improvement Leads and up to four home improvement companies that can help with your project to call you on the land-line or mobile number you provided."

The same page continues: "You understand that they may use email, telephone or text, including the use of auto-dialed and/or prerecorded calls or messages to the telephone number provided."

Modernize says the same thing to homeowners in plainer words on its project pages: "Modernize can pair you with three to four pros in your area, so you can compare options and save time and money." That line sits on Modernize's own homeowner resources.

So a Modernize lead is a competed lead, by design and by disclosure. That is not a criticism. It is the product, it is published, and the homeowner knows. The reason it matters to you is that your first phone call is the fourth one the homeowner is expecting, and the thing the homeowner was told they would do with the four calls is compare options.

What does Modernize check before sending a lead?

Modernize publishes a page for contractors on exactly this, and it is more specific than most suppliers manage. From how qualified are Modernize leads, Modernize describes using "a series of data entry verification solutions to ensure quote requests are being submitted by real people with real addresses and contact info", and confirms the address and phone number are real.

On intent: "During this initial conversation, we work to understand the details of the homeowner's project and to verify their intent, removing those that are not ready to explore a project." The page also says Modernize uses a lead scoring algorithm to rank prospective clients.

That is a real screening process and it is more than many suppliers do. It is worth being precise about what it covers, because the gap is where contractors lose money.

The page covers whether the homeowner exists, is reachable, and has a project in mind. It does not mention budget. It does not mention credit, income, home value or financing. We are describing the contents of a published page, not alleging anything about what happens internally; Modernize may well ask more on the call. But if you are choosing a supplier on its published commitments, the commitment is that the person is real and interested, not that the project is fundable.

That matters most in the trades where the ticket is large. A homeowner who genuinely wants a whole-home window replacement, answers every question honestly and is exactly who they say they are can still be someone who cannot proceed. No supplier in this market, as far as we can find, credits a lead for that. We looked at the published credit policies of the major networks and none of them lists the homeowner's budget or ability to pay as a creditable fault. If you know of one that does, we would genuinely like to see it.

The practical consequence is that affordability is your qualification step, not your supplier's. Build it into your first call rather than discovering it on the second visit.

What you can and cannot agree with a large network

This is the real structural difference, and it is more useful than any price comparison.

A network running many trades across the country has to apply one standard. That is not a flaw, it is arithmetic: you cannot hand-build criteria for tens of thousands of contractors. The consequence for you is that the lead arrives qualified against their definition, and the distance between their definition and yours is waste you pay for.

A supplier working a small number of trades can take your definition instead. That is the trade we have made, and the cost of it is that we cover far less ground.

How Home Lead Supply differs

One contractor per lead. We run our own homeowner advertising and send each qualified lead to one contractor. It is not resold. There is no race.

Your criteria, not ours. Our base standard applies to every lead we send: the person is the homeowner or an authorized decision-maker, a name and phone number are provided in a valid format with consent to be contacted, and the lead is not a duplicate within 60 days. Beyond that, you decide. Service area, replacement rather than repair, a minimum project size, whatever separates a job you want from a drive you resent. If a lead misses the criteria in your order, it does not count toward your order, and another qualified lead takes its place.

Delivered while the interest is fresh. Leads reach you by email, SMS, your CRM or a direct integration, as soon as they qualify.

What Home Lead Supply does not do

  • We do not confirm a phone number is live, and we do not confirm anyone's identity. We check the contact details are in a valid format and that consent was given. Modernize's published process on this is more involved than ours. We are not going to pretend otherwise by calling a format check something it is not.
  • We do not score or rank leads. You get the lead and the answers the homeowner gave.
  • We do not book appointments or make the first call for you.
  • We do not publish a price list. Our pricing page explains how a price is set once we know your trade, service area, criteria and order size.
  • We do not promise a reply time, a close rate or revenue, and we publish no conversion figures of our own, because we would be asking you to trust numbers you cannot check.
  • We cover a short list of trades in selected markets. If you need national coverage across many categories, we are the wrong supplier and Modernize is a sensible place to look.

How to compare the two honestly

  1. Ask each supplier how many companies receive the homeowner's number. With Modernize the answer is published; with others you may have to ask twice.
  2. Ask which qualification questions the homeowner answered, and compare that list with what actually decides whether you want the job.
  3. Ask what happens to a lead that misses those criteria. Does it still count against what you bought?
  4. Tag both sources separately in your CRM. Without this, step five is impossible.
  5. Run each for a full sales cycle and compare cost per sold job, not price per lead. A competed lead at a third of the price is the better buy if you close it more than a third as often. That arithmetic is laid out in exclusive leads versus shared leads.

Modernize is a serious operator with disclosure that is better than much of this market, and for a company built to work competed leads at volume it is a reasonable choice. If instead you want to be the only company calling, and to decide for yourself what counts as a lead worth paying for, tell us your trade, your service area and the jobs you want in the contractor application.

Frequently asked questions

How many contractors get a Modernize lead?

Modernize's own TCPA consent page tells the homeowner that by clicking Get Matches they authorize "Home Improvement Leads and up to four home improvement companies that can help with your project to call you". Modernize's homeowner pages put it as being paired with "three to four pros in your area".

What does Modernize screen a lead for?

Modernize's own contractor resource page describes data entry checks to confirm quote requests come from "real people with real addresses and contact info", a conversation to "verify their intent", and a lead scoring algorithm. The page does not mention budget, credit, income, home value or financing.

Is a shared lead from Modernize cheaper than an exclusive lead?

Per lead, usually yes. Cost per sold job is the comparison that matters, and that depends on your close rate when three other companies are calling the same homeowner. Networx is the one major supplier that publishes both prices side by side, and its exclusive prices run at roughly double its shared prices for the same task.

When is Modernize the right choice?

When you have the volume and the staffing to work a competed lead fast, and you would rather pay less per lead and win a smaller share of them. Modernize operates at national scale across many trades, which is something a focused supplier cannot offer.
